Lintel Replacement — Fixing the Hidden Problem

If you've got cracks fanning out above a window or door in your brick wall, there's a good chance your lintel is failing. Lintels are the steel angles or stone pieces that support the masonry above openings. When they rust, sag, or crack, everything above them follows.

Steel lintels are the most common type we replace. Water gets behind the brick, reaches the steel, and starts the rust process. Rust expands — steel can swell to several times its original size as it corrodes. That expansion pushes the brick apart from inside the wall. It's a slow-motion disaster.

We replace failed lintels throughout the Grand Rapids area — Heritage Hill, East Grand Rapids, the older neighborhoods where buildings are 80-100+ years old and the original lintels have been rusting for decades. But it's not just old buildings. We've seen lintels fail on 20-year-old homes where poor flashing caused premature rusting.

Lintel replacement is one of those repairs that looks scary but is very manageable when you know what you're doing. We shore up the masonry above the opening, remove the old lintel, install a new galvanized or stainless steel angle, and rebuild any damaged brick. When we're done, you can't tell the work was done.

Don't ignore cracking above windows and doors. Left alone, a failed lintel can cause the brick above the opening to collapse. We've responded to emergency calls where sections of wall came down because a rotted lintel finally gave out. It's much cheaper to fix early.

Our Lintel Replacement Process

1

Inspection & Planning

We evaluate the damage, determine the lintel size and type needed, and plan the temporary support system. For multiple windows, we sequence the work to maintain structural stability.

2

Shoring & Removal

We install temporary support above the opening to carry the masonry weight, then carefully remove the brick courses and extract the failed lintel.

3

New Lintel Installation

We install a new galvanized or stainless steel lintel with proper bearing on each side, install through-wall flashing to prevent future water contact, and ensure correct positioning.

4

Brick Rebuilding

We rebuild the brick courses above the new lintel using color-matched brick and mortar. The repair should be virtually invisible when complete.

Frequently Asked Questions

How do I know if my lintel needs replacing?

The most common signs are cracks radiating outward above windows or doors, sagging or displaced brick above openings, rust stains running down from window headers, and gaps between the lintel and the brick above. If you see any of these, it's worth getting an inspection.

How much does lintel replacement cost?

Lintel replacement cost depends on the opening size, accessibility, and how much brick needs rebuilding. A single window lintel replacement is a focused project. Multi-window jobs cost less per opening due to efficiency. We provide free evaluations and detailed estimates.

What causes lintels to fail?

Water is the primary cause. When flashing above the lintel fails or was never installed properly, water contacts the steel and starts corrosion. Michigan's freeze-thaw cycles accelerate the process. Once rusting starts, the expanding steel pushes brick apart from the inside.

Can you replace a lintel without removing all the brick?

We remove only the brick courses necessary to extract the old lintel and install the new one — typically 3-5 courses above the opening. The remaining masonry above is temporarily supported during the work. We're very precise about minimizing the scope of brick removal.

How long does a new lintel last?

A properly installed galvanized steel lintel with correct flashing should last 50-75 years. Stainless steel lintels can last even longer. The key is preventing water from reaching the steel — that's why we always install through-wall flashing above new lintels.
