Masonry Sealing — Protection That Lasts

Here's what most homeowners don't realize: brick and stone are like sponges. They absorb water. In a place like West Michigan where we get rain, snow, ice, and road salt spray, that absorbed water causes real damage — spalling, efflorescence, mortar deterioration, and freeze-thaw cracking.

Masonry sealing creates an invisible barrier that prevents water absorption while still letting the wall breathe. That breathing part is critical. Sealers that trap moisture inside the wall cause more damage than no sealer at all. We use silane and siloxane-based penetrating sealers that repel water without creating a film.

Not all masonry needs sealing. A well-maintained brick wall that's been standing fine for 80 years might not need it. But if you're seeing water stains, efflorescence, or early signs of spalling, sealing can dramatically slow the damage. We evaluate each project honestly.

Chimneys are the most common masonry element that benefits from sealing. They're the most exposed part of your house — hit by rain from all four sides, baked by sun, frozen by wind. An unsealed chimney in Michigan absorbs an enormous amount of water over the course of a year.

We seal brick, stone, block, and concrete surfaces on homes and commercial buildings throughout Grand Rapids, Ada, Forest Hills, East Grand Rapids, and the surrounding area. Chimneys, foundations, retaining walls, facades — any masonry that's exposed to weather.

Our Masonry Sealing Process

1

Assessment & Repair

We inspect the masonry for damage that needs repair before sealing. Sealing over cracked mortar or damaged brick locks in problems. We fix issues first, then seal.

2

Cleaning

We clean the masonry surface to remove dirt, efflorescence, and contaminants. Sealer needs a clean surface to penetrate properly. We let the wall dry completely before application.

3

Sealer Application

We apply a breathable penetrating sealer — typically two coats — using low-pressure spray. The sealer soaks into the masonry rather than forming a surface film.

4

Inspection & Documentation

We verify coverage, check for any missed areas, and document the product used and application date for your records and future maintenance planning.

Frequently Asked Questions

How often should masonry be sealed?

Most penetrating masonry sealers last 5-10 years depending on exposure and product quality. Chimneys and heavily exposed surfaces may need re-sealing more frequently. We track your application date and can remind you when it's time for re-application.

Does masonry sealing change the appearance of brick?

Penetrating sealers are invisible — they soak into the masonry without changing its color or sheen. Some topical sealers add a slight gloss or darken the surface, but we generally recommend penetrating sealers that maintain the natural appearance of your brick or stone.

Can you seal old brick without damaging it?

Yes, when done correctly. We use breathable silane/siloxane sealers specifically designed for masonry. The key is that the sealer must allow vapor to escape from inside the wall. Non-breathable coatings on old brick trap moisture and cause spalling — we never use those products.

How much does masonry sealing cost?

Sealing costs depend on the surface area, accessibility, and whether repairs are needed first. It's one of the most cost-effective masonry maintenance investments you can make — far cheaper than repairing the water damage that occurs without it. We provide free estimates.

Should I seal my chimney?

In Michigan, almost always yes. Chimneys are the most weather-exposed masonry on your home — hit by rain, snow, wind, and sun from all directions. An unsealed chimney absorbs significant water that accelerates deterioration. Sealing is one of the best investments in chimney longevity.
